WHAT GETS REVIEWED
Your starting checklist.
- Home must be your principal residence
- Documented income, credit, and manageable debts
- FHA appraisal and a review of property standards
- Loan within the applicable county limit
Worth considering
A low down payment does not remove closing costs. FHA mortgage insurance increases borrowing costs; its duration depends on the loan’s term and original LTV.

A little more clarity
Common questions.
Clear answers to help you choose your next step.
Is FHA only for first-time buyers?
No. Eligible repeat buyers can use FHA financing for a principal residence, subject to FHA and lender rules.
Does 3.5% down cover all upfront costs?
No. The down payment is separate from closing costs, prepaid items and the upfront mortgage insurance premium, which is usually added to the loan. Plan for those costs as well.Draft, pending review
What credit score is needed?
FHA guidelines allow 3.5% down with a credit score of 580 or higher; scores from 500 to 579 generally need 10% down. Lender requirements may be higher, and your full credit profile is reviewed.Draft, pending review
How long does mortgage insurance last?
For many newer FHA loans, annual MIP lasts 11 years when original LTV is 90% or less, and the mortgage term when it exceeds 90%. We’ll confirm the rules that apply to your loan.
