A THOUGHTFUL NEXT STEP

BEFORE YOU GO FURTHER

Start with the
existing FHA loan.

A streamlined process still has specific rules. Confirm the loan, payment history and required benefit before comparing offers.

  1. 01

    An existing FHA loan

FHA-to-FHA refinancing offers options with or without a credit review.

  2. 02

    A tangible benefit

The refinance must meet FHA’s net tangible benefit test. A lower payment alone does not tell the whole story.

  3. 03

    Costs worth comparing

Review closing costs, new mortgage insurance, the new term, and the time needed to recover costs.

WHAT GETS REVIEWED

Your starting checklist.

  • Current FHA loan and acceptable payment history
  • Required payment and time seasoning
  • A qualifying net tangible benefit
  • Lender documentation and credit overlays

Worth considering

“Streamline” does not mean free. Closing costs and FHA mortgage insurance can still apply, and extending the term can increase total interest.

A THOUGHTFUL NEXT STEP

Rethink your mortgage.

Put today’s payment beside the full cost of a new loan.

FHA Streamline refinances an existing FHA-insured mortgage.
It can reduce documentation and may avoid a new appraisal, but the lender must establish a net tangible benefit and meet FHA rules.

A little more clarity

Common questions.

Clear answers to help you choose your next step.

Can I use Streamline for a conventional loan?

No. FHA Streamline is for an existing FHA-insured mortgage. Other refinance programs may be suitable for a conventional loan.

Can I take cash out?

No. An FHA Streamline refinance isn’t designed for cash out, apart from small adjustments at closing. If you want to use your equity, an FHA cash-out refinance may be a better fit.Draft, pending review

Is there a waiting period?

FHA requires seasoning, including at least six payments, six full months since the first payment due date, and at least 210 days since closing. We’ll check the detailed rules against your loan.

Does no appraisal mean no checks?

No. A new appraisal may not be needed, but your payment history, the existing FHA loan and the benefit of the refinance are still reviewed, and credit may be checked.Draft, pending review
