Worth considering
Zero down does not mean zero closing costs. A VA funding fee may be paid or financed unless exempt; financing it increases your loan balance.
THE IDEA, SIMPLY PUT
An earned benefit.
A place to call home.

A little more clarity
Common questions.
Clear answers to help you choose your next step.
Am I guaranteed approval with a COE?
No. A COE establishes eligibility for the benefit. A lender must still approve your credit, income, debts, property, and other loan requirements.
Is there always no down payment?
Not always. Eligible borrowers with full entitlement can often buy with no down payment, but one may be needed with reduced entitlement or if the price is above the appraised value.Draft, pending review
Do I pay a funding fee?
Usually. The VA funding fee is a one-time charge that depends on your down payment and whether you’ve used the benefit before. Veterans who receive VA disability compensation, and some other borrowers, are exempt.Draft, pending review
Can I use VA to buy an investment property?
No. A VA purchase loan is for a home you’ll live in as your primary residence. A property with up to four units may qualify if you live in one of them.Draft, pending review
